It’s important to regularly inspect common areas in multi-building complexes. Here is our recommended list of areas to inspect and maintain on an annual basis:
All points of entry
This includes roofing, siding, garage doors, windows and doors. Anywhere that moisture can get in – and get trapped – is a place to be inspected.
Insulation and ventilation
Under-insulated and under-ventilated areas put the structure at risk for ice dams and general efficiency. This can also cause frost or water to enter the structure. Typically, under-ventilated spaces like attics, aren’t breathing because the shingles are getting baked from the inside out. When this happens, your shingles become aged and your warranty on your shingles becomes void.
Many attics are not up to code. With the many changes within Minnesota legislation, it’s important to have your attic inspected prior to tearing it open.
Foundation and building grounds
Inspect the foundation and building grounds of your multi-building complex to make sure there are no cracks or openings. If found, these can allow water or animals to enter. In addition, make sure the building grounds have been graded properly and roots aren’t interfering with the foundation.
Gutters
Gutters can easily become blocked with leaves in the fall and spring, and snow and ice in the winter. Enlist a professional to make sure they are cleared. In doing so, it allows water from the roof to run off freely. This is very important to avoid ice dams and damage to your roof.
Routine snow and ice maintenance
At the bare minimum, multi-building complexes should have routine snow and ice removal and continued exterior maintenance throughout the season. Have snow removed at a certain threshold to make sure ice dams don’t form. This can help prevent bigger issues come spring.
